The city's own flyer, produced with Gwinnett Water Resources, states plainly that many Grayson homes run on septic. Much of that housing is recent, built while the population climbed from 2,666 in 2010 to 4,730 in 2020, so many tanks are still in their first or second decade. A system that has never given trouble is the one owners forget, and a tank that goes ten years without service sends solids toward the field.↗↗

Newer Georgia tanks are built with two compartments and, on current installs, an effluent filter at the outlet. That filter is the part that clogs first; we rinse it at every visit, and a slow house drain on a young system is often nothing more than a filter overdue for cleaning. During the visit we also measure the sludge and scum layers, look at the inlet and outlet tees, and note anything the builder left buried, so the next service starts with a map instead of a probe rod. On a conservation lot with a fence and a narrow side yard, that note about where the lids sit saves real time.↗
