Most people think of a septic inspection as a closing task, but the county's own evaluation form lists other reasons. One of them is adoption: a family whose home study calls for proof that the septic system is sound can request the same county evaluation a lender would.↗
The same form covers relocating a mobile home onto a lot with an existing system and commercial property changing hands or changing use. Whatever the reason, the process and the fee are the same.↗
Newborn is mostly owner-occupied, but roughly a quarter of its occupied homes are rented. A landlord buying one of those houses inherits a system that tenants may never have watched, so the inspection is as much about budgeting as it is about passing.↗

We locate and uncover the tank, pump it, and look at the walls, lids, tees and any effluent filter with it empty. We note how much sludge was there, which says a lot about how the house has been maintained. Then we follow the pipe to the field, flag the lines, and walk them for soft ground, odor or grass that is greener in stripes.↗
On a Newborn lot we also check the water side, since the county form asks about it directly. If the house has a well as well as town water, the field has to stay 100 feet from it, and an older system placed before that well was drilled can be a problem nobody noticed.↗
