No sewer main to wait for

The town buys its drinking water and resells it, but it has never run a wastewater system. Its 2019 plan describes the outer residential ground as large lots where sewerage is typically unavailable. For a builder, that settles the question early: the septic design shapes where the house, drive and well can sit.

The Newborn story

Picture a common Newborn situation. A family owns twenty or forty acres off Highway 142, and a son, daughter or parent wants a house of their own on a corner of it. Before that new line can be recorded, GNR has to review the split, and each new parcel has to prove it can hold a septic system.

The other frequent case is a manufactured home. Census estimates count close to one in five Newborn housing units as mobile homes, and each one set on its own land needs a permitted tank and field sized for its bedrooms, just like a site-built house.

Either way, soil work comes before anyone pours a pad: the soil report places the field, and the field places everything else.
