The Porterdale story

A renters' town, and tanks nobody is watching

Inside Porterdale, renters outnumber owners about two to one, and the same pattern carries into the rural houses around town that landlords buy and let. A tenant rarely knows there is a tank, let alone when it was pumped. The first sign is usually a backup.

For a landlord, a pumping schedule is cheap insurance. It keeps solids out of the field, catches a broken tee before it ruins the trenches, and gives you a dated record for the next sale or refinance.

Renter households in town are small, about two people on average, but rural rentals are often family houses that fill up. When a lease turns over, that is a good moment to pump: the tank is emptied before new tenants start, the lids get risers if they need them, and the next due date goes into the lease file.

On the record

  • About 464 of Porterdale's 678 occupied housing units are renter-occupied.

Sewer or septic?

Does a Porterdale address even have a tank?

Porterdale requires occupied buildings within 1,500 feet of a public sanitary sewer line to connect, so the mill village and most of the town are on sewer. Pumping calls come from the county land around it.

How to tell which one you have

  • A sewer charge on the city water bill
  • A green or concrete lid in the yard
  • A cleanout at the street versus none

More about Porterdale

Homes, rentals and commercial tanks

Owner-occupied homes can follow the standard table by household size, adjusted for a garbage disposal or a home business that adds water. Rentals should be pumped on the short end, since occupancy changes. Churches, shops and farm buildings are pumped by use, and we can put them on a calendar so the job does not depend on memory.

Every visit includes the same basics: all compartments emptied, tees checked with the tank empty, any filter cleaned and reinstalled, soil put back over the lids, and a written note of what we found.

Porterdale septic pumping questions

(678) 863-5620

How often should a Porterdale-area rental be pumped?

Use the household size. GNR's table puts a 1,000-gallon tank at about 3.7 years for three people; with turnover, lean shorter.

Source: GNR Public Health — Questions to Ask Septic Pumpers (12/09/2016)

Why does GNR suggest calling three pumpers?

Prices vary with what is included. The checklist asks about dumping fees, hose, digging and tee inspection so quotes compare fairly.

My tenant says there's no tank. How do I know?

If the house is in town, it is almost surely on city sewer; outside, look for lids and check whether the water bill has a sewer charge.

Will pumping fix a soggy yard?

Pumping removes sludge; it does not repair a saturated field. If the yard stays wet after pumping, the field needs a closer look.

Do septic additives help between pumpings?

GNR does not recommend additives and cautions that some can be extremely harmful to the system.

Should I add risers while the tank is open?

It is usually worth it on a rental. Risers bring the lids to the surface, so every later pump-out skips the digging charge and nobody has to guess where the tank is.

Are septic pumpers regulated in Georgia?

Yes. The state keeps a list of approved septic tank pumpers, and GNR's checklist points homeowners to it.
