The short answer

What does it take to install a septic system in Almon, GA?

In Almon a new septic home needs a lot that meets Newton County zoning, which inside the Almon/Crowell Road overlay means at least 25,500 square feet, plus a Level 3 soil report and a $275 GNR Newton permit. Atlanta Water & Sewage Solutions sizes the tank from the floor plan, lays the field and schedules inspection.

The Almon story

A town center on paper, septic in practice

In 2009 county planners began meeting Almon landowners about a design overlay, and commissioners were told it would cover roughly 3,150 acres. The district that came out of it splits the area into three tiers: residential, mixed use, and an Almon Town Center meant to feel like a small walkable town.

What matters for a builder is one line in the lot tables. Each tier lists two minimums: a small lot if sewer serves it, and 25,500 square feet if it runs on septic. With no town sewer documented in Almon, the septic figure is the one that usually applies, and the soil report decides whether the field actually fits.

On the record

  • Almon/Crowell Road overlay single-family lots: 6,000 sq ft with sewer or 25,500 with septic in Tier 1; 5,000 or 25,500 in the Tier 3 Town Center.
  • Tier 1 homes in the overlay must have at least 1,600 square feet of heated floor area and a two-car garage.
  • Manufactured homes are prohibited in every tier of the Almon overlay, except as Section 530-030 allows.

More about Almon

Outside the overlay: the AR acre and the Yellow River

Outside the overlay, base zoning such as AR (Agricultural Residential) governs, and Almon lies within a few miles of the Yellow River, whose watershed carries its own county limits. A 2026 county case on Cook Road shows how that plays out: a 2.29-acre parcel was split into two homesites of at least one acre each, with county water from NCWSA and a septic system on each. Staff noted that an AR lot relying on a well needs 60,000 square feet, about 1.37 acres.

  • Tabor Estates (FP26-000001, Cook Rd, Yellow River watershed): 2.29 acres divided into two AR lots of at least 1 acre each on public water and septic, reviewed July 28, 2026.

Soil & terrain

Appling ground on the ridges

USDA maps the ground at Almon's coordinate as Appling-Urban land complex on 2 to 10 percent slopes. Appling is very deep and well drained, with bedrock and the seasonal water table both below 60 inches, which gives a classifier room to work. Its subsoil is still clay, so field length follows the absorption rate the report assigns, not the lot's size.

Permitting a new Almon system

  1. 01

Level 3 soil report from a state-recognized classifier; GNR reviews nothing without it.

  2. 02

Application with three lot sketches drawn at 1 inch = 40 feet or larger, marking the stub-out, drives, utilities and any creek, pond or well within 100 feet.

  3. 03

Floor plan for every story with rooms labeled; the bedroom count sets the tank.

  4. 04

About 10 working days for GNR's review and site visit; an engineered plan may be required on a tight or steep lot.

  5. 05

Install to the permit, then an open-trench inspection before cover.

Warning signs

Almon lot red flags before closing on land

Seeing two or more of these? Call before it gets worse.

  • 1. A lot sized for sewer in the overlay but with no sewer to connect to
  • 2. A perennial stream on the USGS map crossing the back of the parcel
  • 3. Flood-prone bottomland along Gum Creek or the Yellow River
  • 4. A planned well on a lot just over one acre
  • 5. No Level 3 soil report on file with GNR

More about Almon

Homes, and the shops the overlay invites

The overlay caps a neighborhood shop in Tier 1 at a one-acre lot, so any business there has to fit its septic system on modest ground. Commercial permits from GNR cost $600 and require a site plan showing the original and a repair field at full length, drawn to 1 inch = 20 feet. Food businesses and other non-domestic waste need EPD sign-off as well.
