Between's plan says plainly that sewer isn't coming. That makes the septic system as permanent as the roof, and replacing it is a bigger bill. For a buyer, a failing field is not something the city will eventually take off your hands.↗
Most of the housing here went up around the late 1990s, with a median build year of 1998. Those systems are old enough to have gone a long time between pump-outs and young enough that the original permit drawing may still be on file with the county, which is the first thing we ask for.↗

No soil in Walton's survey is rated free of septic limits. Roughly a fifth of the county, about 46,000 acres, rates very limited, and nearly all the rest is somewhat limited because water moves slowly through clay subsoil. So the inspection doesn't stop at the lids: we probe the trenches and look at where the yard sends its runoff.↗
Near the creeks is where it matters most. Wehadkee silt loam, a poorly drained bottomland soil in the county, carries a water table recorded at 15 centimeters. A house with its field near that kind of ground may pass on a dry day and struggle every spring, and we write that risk into the report.↗
