The Cumming story
The county seat that kept its own utility
Cumming started small. The town was laid out in 1833 on two 40-acre lots from the state land lottery, and its utility department was created along with the city by the General Assembly two years later.↗↗
It never handed the job off. Forsyth County built its own water and sewer department, yet the city still draws from Lake Lanier, pumps treated water through its own mains, and even sells raw water to the county.↗
The name on the mailbox can mislead you, though. Only about 8,500 people live inside the city, while the Cumming mailing area around it holds roughly 100,000 more. So the first question on any job out here is which utility actually sends the bill.↗↗

A sewered city that still has tanks
The city's rule for new building is simple: if sewer is available, connect, and no new tank. Homes that already had septic when the ordinance passed may keep it until the city or the county health department finds a health problem.↗
Cumming's hookup distance is tighter than the state's. Once the city sends official notice, an owner has 30 days to connect if a city sewer runs within 100 feet of the property line.↗

By the city. Cumming Utilities serves the city's water and sewer service area, and city code says no other government or private utility may serve property inside it. A Cumming mailing address alone doesn't place a home inside that area.

Do I have to connect to Cumming sewer if a line reaches my street?
If the city sends official notice and a public sewer sits within 100 feet of your property line, you have 30 days to connect at your own expense. That is half the distance the state rule uses.

Can I keep my septic tank in Cumming?
Yes, if it was there before the ordinance and keeps working. The city allows existing septic until the city or Forsyth County's health department finds a public health problem. New construction must use sewer where it's available.
