The short answer

Does new construction in Between, GA need a septic system?

Yes. Between's comprehensive plan says no sewer is available or planned inside town limits, so every new house or business needs its own system. Walton County Environmental Health permits it: a site evaluation, lot sketch and staked site first, then an inspection before cover. The residential inspection fee is $425.

The Between story

Designing for a town that chose septic

Between sits on US-78 almost exactly midway between two sewered cities and connects to neither. That was a planning choice, and the plan spells out the consequence for builders: new commercial projects must work with septic and use little water.

For a homeowner it means the lot has to carry the house twice over. Walton's ordinance wants room for the working field plus an equal replacement area, so on a one-acre parcel we lay out both before the driveway or a detached garage claims the best soil. We also plan the plumbing stub-out with the field in mind, because a house that exits on the wrong side can mean a long pipe run or a pump chamber that a better-placed stub-out would have avoided.

Soil & terrain

Slope, sand and stone around Between

The middle of town maps as gentle Cecil coarse sandy loam, but ground a mile out changes quickly. Southwest of center the survey shows severely eroded Cecil sandy clay loam on 6 to 10 percent slopes, past the 5 percent line where Walton asks for a larger lot.

Then there is rock. The town plan notes a large granite outcrop inside the limits, and Walton's Louisburg loamy coarse sands list bedrock at under three feet. Walton's site form makes the applicant responsible for rock, so we open test pits before the county comes out.

  1. Cecil coarse sandy loam, 2–6% (CdB2)

Town center; rated for slow water movement.

  2. Cecil sandy clay loam, 6–10%, severely eroded (CZC3)

Southwest edge; slope pushes lot size up.

  3. Louisburg loamy coarse sand (LCC, LCD, LCE2)

Shallow to bedrock; watch near exposed granite.

More about Between

Heritage Parkway and other commercial sites

Businesses are sized by daily gallons. A small office or retail bay may land in Walton's 1–1,000 gpd bracket; a restaurant almost never will, which is why Between's low-water rule matters. We work from the tenant's expected use to a flow estimate, then to trench length on the soil the county finds.

Residential builds follow bedrooms instead: 1,000 gallons of tank through four, plus 250 for each extra room, plus half again with a garbage grinder.
