The Statham story

Three Statham rules that come before the soil test

First, lot size. The utilities ordinance sets one acre as the floor for any system with a subsurface absorption field. That is well above the county's 25,500-square-foot usable-soil minimum on public water, so the city number usually controls inside the limits.

Second, distance to sewer. No tank goes in where a public main is accessible within 200 feet. Third, timing. The development code allows septic only when sewer is not reasonably available and not expected within three years.

  • Statham allows on-site systems for new development only if sewer is not anticipated within three years; otherwise the developer installs lines for a future connection.
  • Where on-site systems are allowed, Statham may require detailed soil tests to show each lot can safely absorb septic effluent.

Statham also protects its drinking water. Streams feeding the Barber Creek Reservoir intake carry a 100-foot buffer and a 150-foot impervious setback, and tanks and fields are banned inside that setback.

Growth is arriving on the north side. The county plan describes rural tracts turning into single-family developments such as Statham Place on Dooley Town Road. Where a main is close, those homes connect. Where it is not, each one needs a septic lot of its own.
