Is Bogart on sewer or septic?
Bogart homes use septic. We found no public sewer serving the town, and Bogart's own code requires Oconee County health department approval before any septic-served building goes up. Most of Bogart is in Oconee County, so permits come from Watkinsville; the Clarke-side slice uses the Athens office. We repair and pump systems throughout.↗↗

The Bogart story
Osceola, the railroad, and a town that grew up on tanks
The town started as Osceola. In 1892 it took the name of a well-liked railroad agent, after learning another Georgia town already used the old one. The Athens-to-Atlanta line brought a depot, three cotton gins, gristmills and a bank, and Bogart incorporated in 1905.↗
What it never got was a sewer plant. Bogart's ordinances are written for a septic town: before a house or mobile home that will use a tank can be built, the Oconee County Health Department has to sign off on the installation.↗
The housing mix is broad. Census estimates show 66 homes from before 1940 and 156 built since 2010. A tank from a 1930s house and one from a 2015 build fail in very different ways, and we plan the dig around that.↗

Our soil pull at the middle of town came back Appling coarse sandy loam on gentle 2 to 6 percent slopes, already eroded. It is workable ground, but water slows once it reaches the clay below, so trenches need length and a field ponds if it is overloaded.↗
Streams are the other limit. Bogart's buffer rules keep septic tanks and drain fields out of stream buffers, even for one house on an existing lot of record.↗

Sewer or septic?
Why a Bogart house almost certainly has a tank
Oconee County Water Resources runs the county's water and sewer, but its sewer centers on the Calls Creek plant by Watkinsville. Bogart's rules assume septic throughout, including the lot sizing in the recharge district.↗↗
